Overview

Affordable housing laid the foundation of Related Companies and we continue to place a high priority on developing, acquiring and preserving housing for this sector. In fact, over 60% of our 50,000+ residential apartment homes under our management are part of one or more affordable housing programs, and an additional 20% of these homes provide workforce housing.

In the area of acquisitions and refinancing, we pursue properties that meet one of the following criteria: Section 8 properties with project-based contracts; Section 236 properties in need of rehabilitation; Section 42 LIHTC properties with expiring low-income restrictions; Section 515 FmHA properties with loans that can be prepaid; or other assisted properties, including HODAG, HOME, federal or state-financed public housing.

Many of the buildings we encounter are in need of substantial upgrading and preservation in order to continue to properly fulfill the needs of their tenants. Given our 42 years of experience in debt and equity financing – as well as our extensive management of government-assisted properties – we are well positioned to buy out existing owners who lack the resources and experience to recapitalize and, therefore, wish to exit the affordable housing arena. In addition, with our extensive development experience, we bring the knowhow to expertly rehabilitate the units, thus assuring the continued viability of these projects for years to come.

Responsibilities

Your role within the company:

This Lead Traveling Maintenance Technician is responsible for the overall day-to-day facilities operations for various affordable housing communities throughout various cities along the east coast. We are always looking for a team member with a passion for excellence, a “can do” attitude and a dedication to quality. The employee will report to the our affordable housing community, Manhattan Plaza, in New York, NY, when not traveling to other states and is responsible for the overall maintenance of the property and various other sites within the portfolio, leading maintenance personnel on site and keeping the regional office fully informed. This person is responsible for being hands on and completing the work orders on a timely basis. Additionally, the Lead Maintenance Technician performs all duties in compliance with company policies and procedures, the Equal Employment Opportunity, Fair Housing and Human Rights statutes.

*Travel will be reimbursed per mile traveled

Responsibilities include, but not limited to:

  • Acts as a working lead, with majority of time spent performing maintenance functions.
  • Maintain a detailed understanding of the overall property and customer/resident based community.
  • Inspect the building and property on a daily basis and performed routine preventative maintenance and immediately addressing safety issues.
  • Responds to emergency maintenance repairs after normal working hours or assigns to another team member.
  • Order and maintain inventory of building materials and supplies as required.
  • Coordinate efforts between management and contractors and obtain bids for repairs and replacements as per company guidelines.
  • Ensures that all company maintenance policies and procedures are implemented at the property.
  • Ensures that company standards for the performance of maintenance functions are consistently maintained.
  • Ensure service contractors as scheduled for appropriate maintenance (exterminator, elevator, standpipe sprinkler, boiler, etc.).
  • Remove snow and ice and keep sidewalks clean and safe during inclement weather.
  • Keep and maintain accurate records as required by regulation or company operating protocols.
  • Responsible for general upkeep of the building which includes, but is not limited to making sure that all common areas are in a clean and orderly state and the landscaping is up kept.
  • Involvement with the tenant community and reporting any issues to management in a timely manner.

Background profile:

  • Previous maintenance experience in various maintenance areas including: plumbing, electrical, carpentry, painting, and general building operations.
  • Good organizational and planning skills.
  • Must be service oriented.
  • General computer knowledge of Microsoft Word and Excel.
  • Specific licenses and/or certifications may be required
  • Ability to lift 50+ lbs
  • Experience working with REAC (Real Estate Assessment Center)
  • SNOW REMOVAL
