Settlement Housing Fund, Inc. (SHF) is a nonprofit organization which creates and sustains high quality affordable housing and programs, building strong and economically diverse neighborhoods throughout New York City. SHF works closely with community partners to provide low- and moderate-income New Yorkers with pathways to long-term affordable housing, education, employment and wellness. SHF currently owns approximately 1,800 units of affordable housing in 31 buildings, located in the Bronx, Manhattan, and Brooklyn.

SHF is seeking a part-time intern to support its Development Team on tasks related to predevelopment activities, site acquisition, project underwriting, asset management, and real estate closings. This is a fantastic opportunity for a current graduate or undergraduate student interested in affordable housing development, finance, management, and policy.

Responsibilities

Development

  • Review, analyze and construct financial models for affordable projects incorporating a range of financing sources;
  • Communicate with architects, engineers, and government officials on the concept and design development of affordable housing projects;
  • Evaluate loan term sheets from city, state, and federal lenders;
  • Attend construction meetings and travel to property sites for inspections and tenant meetings;
  • Assist with real estate closings including tracking milestones, reviewing documents and processing compliance forms;
  • Coordinate the work of consultants and solicit new consultant proposals for work related to new construction and rehabilitation of affordable housing;
  • Prepare and deliver briefings on current and prospective sites to SHF staff and external partners.

Asset Management

  • Track the financial health of properties in SHF’s portfolio, including payment of tenant rents, operating expenditures, and debt collections;
  • Evaluate leases of tenants in newly acquired properties to construct updated tenant rosters and ensure compliance with rent guidelines;
  • Support communication with property management agents to expeditiously remedy maintenance requests and repairs.

Qualifications

  • Some graduate or undergraduate coursework in affordable housing, city planning, real estate, public policy, public administration, business, finance, economics, or a related field. While current graduate students are preferred, undergraduates are also encouraged to apply;
  • 1+ years of work experience is preferred but not required;
  • Extremely well organized, detail-oriented, and efficient;
  • Demonstrated ability to take initiative, suggest new ideas, and move tasks forward;
  • Ability to work with numbers including financial spreadsheets;
  • Ability to work in a fast paced environment and complete multiple tasks with simultaneous deadlines;
  • Proficiency with Microsoft Office especially Excel;
  • Familiarity with basic affordable housing concepts and terminology;
  • Excellent verbal and written communication skills;
  • Prior experience managing projects and tracking progress toward predefined objectives is a significant advantage.
