SUMMARY:    

The Senior Transaction Manager - Direct Bond Purchase Program (DBP) will be responsible for managing tax-exempt bond transactions being financed under BWE’s direct bond purchase program.  The Senior Transaction Manager supports and works directly with producers, analysts, investors, borrowers, outside legal counsel and other internal and external constituencies to assist with all aspects of managing tax-exempt bond transactions from initial screening through closing.  The Senior Transaction Manager will also assist in preparing and maintaining program pipeline and help to develop and ensure compliance with program processes and procedures. 

RESPONSIBILITIES

  • Review soft quote request packages for submission to investor on behalf of multiple originators
  • Coordinate the delivery of submissions to investors and tracking capital source terms and pricing.
  • Maintain the DBP pipeline including deal status and key terms
  • Act as intermediary between BWE originators and investors
  • Schedule and lead weekly conference calls with transaction participants.  Help maintain accountability of all parties to ensure key milestones are met on closing calendar.
  • Prepare closing timeline and closing calendar for distribution to all transaction participants
  • Maintain and distribute working party distribution lists
  • Maintain working relationship with key participants including bond issuer, legal counsel, investors and internal working party.
  • Analyze and provide solutions for all unforeseen issues arising during the loan placement process and handle the issues directly with investors, originators, borrowers, counsel, and internal working party.
  • Assist in the negotiation of loan quotes, loan applications and loan commitments and review to ensure they comply with both internal and investor requirements
  • Responsible for managing the loan underwriting, analysis, presentation and submission process.
  • Ensure compliance with closing schedules and document submissions.
  • Prepare detailed closing schedule and flow of funds for each individual bond transaction
  • Ability to work with and effectively communicate with multiple production officers
  • Assist in the preparation of program processes and procedures and ensure compliance of each transaction
  • Ability to manage expectations and timeframes for the capital user and capital providers, while ensuring delivery of due diligence and checklist items needed for financing quotes, final loan approval and closing.
  • Ability to understand and comment on critical loan documents to accurately reflect negotiated deal terms
  • Establish and maintain strong working relationships with outside parties (investors, legal counsel, etc) and internal working party (underwriters, closers, servicers, construction monitoring team)
  • Attend real estate industry trade functions.
  • Assist in managing the timely receipt and delivery of all third-party reports and documents.
  • Manage any task necessary to ensure deals close.
  • Take such other actions as necessary to process the loan from prescreen and initial application through closing, and to ensure a seamless transition to loan set-up and servicing.

QUALIFICATIONS

  • Bachelor’s degree in Real Estate or Finance, or equivalent education and related training
  • Five years of experience in a commercial real estate mortgage loan production office or equivalent, ideally in affordable housing
  • Knowledge and experience in affordable housing, LIHTC and tax-exempt bond financing is preferred
  • Strong analytical skills as well as ability to think outside the box and provide solutions and optionality
  • In depth knowledge of income producing real estate including knowledge of
    • local/regional/national real estate markets
    • real estate construction
    • all forms of debt and equity and their common structures
  • Ability to evolve with the changing capital markets
  • Excellent organizational skills and drive to succeed
  • Ability to organize, direct and motivate others
  • Demonstrated ability to meet deadlines
  • Maturity and self-confidence to simultaneously handle a variety of assignments
  • Ability to work harmoniously with internal/external workers/customers
  • Excellent written and verbal communication skills
  • Proven self-starter
  • Demonstrated proficiency in basic computer applications, such as Microsoft Office
  • Ability to travel, occasionally overnight
  • Prior history of working in a high-volume loan production office
