DEVELOPER:         We are a 3-person for-profit residential development company led by husband-wife owners looking for an experienced project manager and/or an assistant project manager.  Experience with residential development in NYC is preferred but not necessary.  Experience with affordable housing development is a strong plus.  Experience with adaptive re-use of Historic Structures is a plus.  Familiarity with Baltimore, MD, is a plus. We have been developing new affordable housing with a significant percentage of units serving homeless populations in need of supportive services.   We have one  building nearing construction completion and are scheduled to start on two new buildings by June 2020.  The principals have extensive experience developing residential buildings in NYC.  We have also purchased an historic (1890) six story former commercial structure in the very heart of downtown Baltimore with the intent to create live/work lofts apartments and a lively ground floor commercial space.

POSITION:  Note the small size of our company.  As a result, individuals will be expected to perform a wide range of activities: indeed, whatever needs to be done.  Excellent opportunity for someone who wants to work on all aspects of the development process.  No task too large or too small.  Not for people who are used to delegating work to others.  Responsibilities will include such matters as:

1)            Managing the A&E process and outside design professionals;

2)            Preparing and manipulating financing pro formas;

3)            Preparing requests for project financing;

4)            Making application to government entities for financing, incentives and project approvals;

5)            Communicating with for-profit and non-profit partners and supportive service providers;

6)            Dealing with the contractor and design professionals during construction including reviewing requests for payment, preparing requisitions, tracking and following-up on RFIs, COs, and NCRs. 

7)            Managing the paperwork flow to government agencies including construction paperwork (DOB), environmental approvals, and reports to funders (MBE/WBE contracting).

8)            Dealing with physical site conditions including interactions with neighbors.

REQUIREMENTS:             Must have excellent writing and numbers skills and a desire to learn by doing.  A background in architecture and/or construction is a plus but not essential.  Looking for hard working individuals with energy to learn or expand their knowledge of affordable housing development who share our business purpose.  Must be able to work day to day closely with just a few colleagues.  A senior person should have at least 3 years of experience as a project manager.  Will compensate at a higher rate for someone with extensive experience.

COMPENSATION:             Market compensation based on experience. Opportunity for significant rise in compensation based on performance (there is no salary hierarchy to worry about).
