A pioneering not-for-profit affordable housing developer in New York City, Settlement Housing Fund has worked since 1969 to create more than 8,700 apartments through 64 affordable rental and homeownership development projects. We started as a development consultant to other nonprofits and have worked since 1989 as a developer/owner of our own properties. We presently own and maintain 36 buildings containing 1,979 apartments in various locations, with concentrations of housing and programs in the Mt. Eden section of the Bronx, Crown Heights, Brooklyn, the Two Bridges neighborhood on the Lower East Side, as well as at other sites throughout Manhattan.

We have an active pipeline of development projects underway or in the planning phase that will create nearly 1,300 more units of affordable housing and bring amenities, programs and services to communities in the Bronx, Brooklyn and Manhattan, as we seek out additional projects to bring on board each year.

The buildings that we own are mixed-income multi-family developments in Brooklyn, the Bronx and Manhattan. We pursue opportunities to develop affordable housing in and nearby our core neighborhoods, and to help rebuild communities in other parts of the city. Our developments reflect a housing continuum, addressing the needs of a range of New Yorkers. This includes shelter for homeless families, and apartments for very low through moderate income households. We are committed to keeping our buildings permanently affordable, and vigilantly implement measures to assure a long, healthy life for these properties and to provide opportunities and programs for residents and neighbors.

DESCRIPTION

The Senior Project Manager will:

  • Identify sites for acquisition, perform financial analysis and due diligence, and prepare offers, for both new construction and existing buildings, private sites and Requests for Proposals
  • Conduct predevelopment activities, including but not limited to managing design development, financing applications, and City/State/Federal approvals
  • Coordinate process to select consultants and partners, such as architects, general contractors, attorneys, environmental consultants, financing partners, local partners, and many others. Negotiate contracts and manage relationships.
  • Underwrite transactions and manage budgets and financial models
  • Run financing closings, including communicating with partners, reviewing legal documents, and managing submissions to lenders and investors
  • Perform engagement duties and public relations work as needed; attend resident, neighborhood, and community meetings; act as liaison between SHF, its consultants, vendors, partners, and the community. Participate in City policy planning and advocacy efforts.
  • Participate in construction administration, identify decisions for ownership and coordinate decision-making process, submit monthly requisitions
  • Coordinate marketing and lease up process and transition to stabilized operations
  • Oversee long-term strategic asset positioning and participate in fiscal and operational oversight
  • Oversee compliance with City, State, and Federal oversight agencies and private investors/lenders

POSITION REQUIREMENTS

Our ideal candidate will bring development experience, underwriting, familiarity with property operations, good judgment, and resourceful problem-solving skills. They will be an independent and innovative thinker who is adept at collaboration and committed to SHF’s mission. The Senior Project Manager will possess many of the following skills and qualifications:

  • 4+ years of experience in affordable housing; New York City experience preferred
  • Interest in working at a mission-driven organization
  • Experience with financial modeling, including proficiency with Excel
  • Familiarity with design process, construction, building systems, and general property management
  • Strong organizational, analytical, communication, and writing skills; detail-oriented
  • Ability to work in a fast-paced environment and complete multiple tasks with simultaneous deadlines
  • Demonstrated track record of learning quickly and being able to work independently and with a team
  • Demonstrated ability to take initiative, suggest new ideas, and move tasks forward
  • Available for frequent local travel (within walking distance of public transit) and occasional weeknight work
  • Commitment to principles of diversity, equity, and inclusion.

SALARY

$100,000 - $115,000
