Responsibilities

POSITION SUMMARY

Under the direction of the regional VP of Development, the Development Associate supports the development team in the successful execution of multifamily real estate development. The team develops market rate and affordable housing projects in the greater New York City (NYC, Westchester, Long Island, Rockland County) and New Jersey markets. The role is an ideal fit for an entrepreneurial person with a passion for development who is a self-starter, can work independently, and has a passion and drive for affordable and market rate housing development. The individual will learn the development process from start to finish with rapid growth and autonomy for the right individual. Basic understanding of real estate financial modeling is a plus. Most importantly is a strong intellectual curiosity and desire to learn, an appreciation for the formation and maintenance of relationships both internally and externally, and strong communication skills.

Essential Functions

  • Conduct thoughtful underwriting of market rate and affordable (4% LIHTC and 9% LIHTC) deals.  Review, gain, and maintain thorough comprehension of the QAP in applicable states.
  • Maintain productive relationships with architects, attorneys, engineers, government officials, vendors and community partners to originate and execute multifamily projects.
  • Collaborate with project team to prepare timely submission of low income housing tax credit (“LIHTC”) and related funding applications to the relevant state agency.
  • Assist with the public approvals process for proposed developments. A candidate with strong PowerPoint skills and the ability to prepare compelling presentations that convey critical information in an engaging and persuasive manner is critical
  • Assist and ultimately lead zoning entitlements and site plan approvals for development projects.  Demonstrate a clear understanding of the application schedule and pre-submission milestones needed for successful applications to State and local agencies
  • Engender trust and respect of partners (both for-profit and nonprofit), L.P.’s, consultants, and third-party professionals to create responsive and effective partnerships.
  • Attend local industry networking events, meetings and training seminars to solidify relationship with policy makers, brokers, peers, and keep abreast of changes / opportunities.
  • Ensure that colleagues on the development team are completing their project-related tasks in a timely manner, according to the project timeline.
  • Collaborate with team members in formulating strategy for each project, make recommendations on future project pursuits. Assist with creation of development budgets for future projects.
  • Collaborate with internal and external team members and lead composition of compelling development proposals in response to Request for Proposals for development sites.

Qualifications

SKILLS & ABILITIES

  • Bachelor’s degree with a demonstrated interest in real estate development / finance.
  • Familiarity with tax credit and market rate multi-family development deals.
  • Excellent communication skills with experience presenting to a diverse audience.
  • Highly organized and efficient within a multi-tasking environment.
  • Capable of pushing and managing stalled issues through to resolution.
  • Self-disciplined and hard working in a fast-paced, fast-changing, self-managing environment.
  • Able to manage development issues through Microsoft suite.
